TD Waterhouse Tower is a Green LEEDer
August 17, 2011
TD Waterhouse Tower at the Toronto-Dominion Centre has obtained LEED Gold certification in the Existing Buildings: Operations and Maintenance (EB:O&M) category. The Cadillac Fairview Corporation owned building was presented this achievement by the Canada Green Building Council.
The achievement of LEED Gold further enhances architect Mies van der Rohe's design vision and the TD Centre's eduring quality.
LEED Gold EB:O&M certification requires compliance with prerequisites, plus additional credits in five categories;
- Sustainable Sites
- Water Efficiency
- Energy & Atmosphere
- Materials & Resources
- Indoor Environmental Quality
Cadillac Fairview’s GREEN AT WORK program ensured the correct building enhancements were made, all with operating efficiency in mind. GREEN AT WORK is a detailed, long-term proprietary program implemented at the company's properties across the country. The program sets operational benchmarks to try and reduce energy consumption and waste, encourage sustainable procurement, improve environmental protection and sustain communication with key stakeholders.

There were a number of initiatives that helped the TD Centre meet the five LEED categories, they were:
- Energy Reduction – TD Tower has reduced its overall energy use by six per cent since 2008. Automatic lighting controls have been installed as well as state-of-the-art building automation controls, lighting retrofits and real-time energy monitoring
- Electricity Submetering Systems – The systems were installed on every floor and they allow the tenants to log in, view and manage individual and specific energy use.
- The Occupant Engagement Program (OEP) – The OEP is unique to Cadillac Fairview, and is a program that encourages and actively engages tenants to help meet progressive consumption and eco-friendly standards.
- Sustainable Construction and Infrastructure – Sustainable purchasing allows construction to be supervised at its infancy, ensuring specific building materials that minimize waste and air contamination are used. This allows Cadillac Fairview to actively supervise its green initiatives from start to finish.
- Transportation – The TD Centre is directly linked with the PATH underground walkway, linking to 27 kilometres of shopping, entertainment and services. The PATH system facilitates pedestrian links to public transit for 100,000 commuters daily.
- Enwave Deep Lake Water Cooling – The TD Centre has been connected to the energy and cooling abilities of the Lake Ontario since 2004. This system replaced 13,000 tons of chiller capacity and reduced electrical consumption by 90 per cent of the electricity previously used by the chillers.
